The garage door on your house makes it so that you can gain access to your garage and home through an automated door. The garage door has come a long way from needing to move it up and down manually to being motorized. The motor allows you the opportunity to open and close the garage door with the click of a button. You want to make sure you know what can go wrong with the door and what you can do about it. The great thing is that most garage doors and their motors are easy to maintain and care for. There is not a lot that is needed to keep them working well but there are areas that may need your attention from time to time. The garage door is intended to open and close with ease and not to cause too much disruption. One of the issues that you might come across is that the door is not closing or opening evenly and you can see that one side is coming down faster than the other. Mr Garage Door Repair Service outlines what may be causing your garage door to come down unevenly.

Broken Garage Door Springs

When you are closing the garage door down and you notice that one side seems to hit the ground sooner than the other it is a sign of damage. One of the things that will cause your door to come down uneven is when there is a problem with the springs. Most doors have two springs that are set on either side and they should be tight and uniform. When one of the springs come loose or they are broken they can cause the door to come down uneven. The weight is not being distributed properly and that is causing one side to sag down lower than the other. The great thing is that the springs can be repaired by replacing them. You want to talk to a professional about the spring replacement because the majority of the time it is best to do both at the same time. That way they are wearing at the same rate and at the same pace. If one broke the other is not too far behind.

Damaged Garage Door Channels & Rollers

The door has a series of round rollers that are attached to the panels. These rollers are meant to smoothly run through the metal channels that are hung on either side of the garage. These all need to be in good shape and remain clear so that they can move. If there is a roller that has come loose or a channel that is broken it will not have a clear path for the door. That will lead to the door coming down uneven. You want to have your door looked at repaired by a professional.

Broken Garage Door Hinges

The other reason that your door can come down uneven is when the hinges are broken or damaged. There are hinges that are holding each of the panels together and secure them one to another. They also allow the flexion that is needed for the door to roll up and down. When a hinge is damaged or gone it will not hold the panels together and that will cause it to hang uneven.

With the large variety in garage doors to choose from, picking the right one for your home can seem like a daunting task. Not to mention, the garage doors you choose for your home are going to be there for the long haul. You want to make sure you have selected the right one. Mr Garage Door Repair Service is here to talk about some of the different elements that you should consider when in the process of choosing the right garage door for your house.

Choose Your Garage Door Design

Unlike the past, there are several garage door options to choose from today. You used to have two choices: a white door or an almond door. Now you can choose a contemporary aluminum, carriage house, classic steel, and more. The style of your garage door is going to have a great impact on the overall appearance of your home. Aside from the style of your garage door, you can choose from a wide variety of colors and stains as well to compliment the exterior of your house.

Pros & Cons to Garage Door Materials

There are four materials that are most commonly chosen for residential garage doors: wood, steel, vinyl and aluminum. Wood is going to be a much higher maintenance garage door since it needs to be stained and sealed on a regular basis. It will also be considerably heavier than the other options. Steel doors are far less maintenance, and offer a high amount of durability. If you are looking for a nearly maintenance free door, vinyl is probably your best bet. Contemporary aluminum doors have more glass and color choices, but they aren’t as insulated which make them a less popular choice in areas that have extreme weather.

Garage Door Insulation is Effective

When you live in an area like Vegas, you need to have insulation in your garage door to insure you aren’t loosing cool air through the garage door. With the high cost of energy, no one can afford to lost that expensive air. Garage doors are given an R value to let you know how well insulated they are. The higher the R value, the better the insulation is on that door. There are also two types of insulation used in garage doors: polystyrene and foamed-in place polystyrene. Foamed in place insulation will have a higher R rating than regular polystyrene.

Garage Door Cost Budget

A good rule of thumb when choosing your garage door is to choose an option that is about 1% of the overall value of your home. You may be surprised at how affordable garage doors actually are. Another consideration that you should make is the fact that the garage door you choose will be on your home for a long time. Most people only buy two garage doors in their lifetime, so choose wisely.

Insulation is generally used behind the walls and in unfinished attic spaces. It helps your home retain ideal temperatures inside and lessens the invasions of sounds. With these primary reasons to having insulation, it only makes sense it extends to the garage. There are those that do not find the garage door’s insulation to be an issue, as it is the most underdeveloped and by extension uncomfortable room in the house, and few make it a practice so have a lot of time in the garage, especially living in the Vegas Desert. However, the garage door’s insulation is more helpful that you may suppose and support the overall well-being of your home. Below, we at Mr Garage Door Repair Service would like to list the reasons why you want to have the garage door insulated.

An Attached Garage is Part of the House

Throughout the Vegas Valley, the majority of homes have the garage designed as part of the house, it is not a separate unit that stores your car. As an additional room, it can be more than just a place to harbor your vehicle, but it can serve as a hobby room, workout room, man-cave, and so much more. When you spend more time in the garage, you want to increase comfort.

Increased Climate Control in Garage

As your adjacent rooms will not have to deal with internal temperature changes from the garage, the garage door insulated will improve the regulation of your home’s temperature better. In the event you have a room located above your garage, the insulation will be especially beneficial as the garage is now properly fitted to prevent the loss of air.

Protection for Garage Contents

To protect your belongings from humidity and extensive temperature changes better, particularly if you tend to use the garage as a localized storage area, the insulation can provide better climate protection.

Carbon Monoxide Protection

Carbon monoxide fumes is stopped from seeping into your home with the assistance of well-insulated garage doors and quality weather stripping. Installing a carbon monoxide detector close to your garage access door is a good idea if you have an attached garage.

Garage Door Insulation is Essential

If the garage walls are already nicely insulated, too many people forget the need for the garage door. As it is the largest opening of your house, the insulated garage door can regulate your garage’s temperature properly because without the insulation in the garage door, the internal temperatures cannot be regulated.

All moving parts need lubrication. A garage door has a lot of moving parts. Hinges, rollers and shuttles driven by screws, chains or belts. Being as garage doors are an outdoor mechanical device you don’t want to coat rollers, tracks and hinges with anything that is sticky. The wonder lube that everyone reaches for is WD-40. Control yourself and don’t surrender, WD-40 is not recommended for garage doors, unless your removing rust, then wipe clean. WD-40 is not really a good lubricant. It is a rust destroying product and degreaser. It does make parts move better, but this because of WD-40’s cleaning action, not lubricating capabilities. As a cleaner and rust preventative, it strips lubrication leaving metal to metal contact. It is recommended as a track cleaner. Brake cleaner works good as well. Remember WD-40 is also a brand name. WD-40 white lithium grease is an ideal garage door lubricating product.

How to Lubricate a Garage Door

Most garage doors lubes are Fluoropolymer (Teflon) and coat but leave no tacky film. There are lithium grease lubricants as well as silicone-based sprays, the most important characteristic is that it dries with a non-tacky film to prevent attraction and accumulation of dirt, grime and dust. Lithium and silicone aerosols will penetrate bearings and other small moving parts. Some tips:
Garage Door Tracks: Start here. Wipe down the tracks with a rag to clean out any accumulated dirt. The lower track needs to be clean or it will interfere smooth operation. Don’t lube as the tracks need to be clean. Use WD-40 to clean rust but wipe clean.
Garage Door Springs: Spray down the torsion springs that help counter the garage door’s weight. Lube, but not until the lube is dripping, a slight even spray is enough. There are plastic bushings or metallic bearings that need lubricating. A high-pitched squeal indicates that the plastic bushing needs some lube.
Garage Door Bearing Plates: these support the torsion shaft ends with large bearings and need to be lubed regularly, about twice a year. These bearing are often overlooked but carry the full weight of the door.
Garage Door Hinges: These need to be lubed at the hinge points, but don’t spray plastic ones. Lube can cause plastic to break down, only lube metal hinges. Hinges are metal on metal and need regular lubrication.
Garage Door Rollers: Two choices here. If they are white nylon wheels only lube the bearings, avoid spraying the wheels. All metal rollers don’t require the precision of applying lube as does the nylon rollers. Wipe excess lube to not drip on your floor or ride. Plastic rollers need no lubricating but will last only 2-3 years. Replace with nylon rollers with bearings. Use the straw to limit lube to the bearings only. Double sealed ball bearing nylon rollers are considered to be commercial grade and will survive harsh commercial environments.
Garage Door Locks: Hard to turn, sticking key you can give your lock a shot of lube. Tumblers and moving parts need lubricant.
